Irvington Historic District was one the first original suburbs of Indianapolis until it was annexed by the city. You’ll find homes built in the late 1800s to early 1900s here. It has a nice park like atmosphere and many winding roads. Irvington is a middle-class neighborhood with a mixture of residents that rent and own. Most residents are single, couples, or older. Irvington is a rapidly developing neighborhood with an optimistic future. The area around Irvington is less developed, but riding on the Irvington wave of progress.

The rents here span from around 800-2000 / mo. Expect a 2 bedroom space to rent for around $1000. Rents are rising quickly and are up around 15% on the year. 

Schools

Irvington is Indianapolis Public Schools which are D rated. There are many private and charter options that higher income residents choose. 

Neighborhood Features

Irvington is home to many beautiful parks including Ellenberger Park. There are many new restaurants, coffee shops, and bars. Strangebird Rum Bar and Landlocked Baking Co are two trendy new spots. One of my favorite places to grab a beer is Black Acre Brewing. The Irving theater hosts live music occasionally.

Investor Strategy

Flipping in Irvington is quite rare due to the stipulations of the Irvington Historic Preservation Society. 

There are many multifamily properties in Irvington which would be a fantastic investment. Irvington is a desirable place to find a lease. A buy & hold single family is also a solid move. Expect rents to continue to rise.
