How it works
Thinking about a move? Here's how we start.
Hi there, I'm Tyler, an Indianapolis Realtor and investor and co-founder of Roots Realty Co. Whether you're buying your first home, your next one, or a rental, the five steps below are exactly how we do it. Selling? We start with the same consultation and build the plan around your sale.
Curious to keys. Five steps before the first real showing.
Why start here
Get ready before you tour.
I spent four years teaching in Indianapolis classrooms before I moved into real estate, and that shaped how I work. I would rather explain every step than rush you into an offer you don't understand.
I own and manage my own rentals across Indy, and the Roots team has closed more than 235 homes together. The buyers who do best are the ones who get a plan in place first.
- Step 01
Consultation
This can be on the phone, or in person at a coffee shop. We'll talk about your goals, your vision for where you want to go, and practical strategy and tactics on how to get there. I'll share a snapshot of where the market is at, and how we're helping other buyers, investors, and sellers navigate it.
- Step 02
Roots Team Group Chat
We run a team model. Tyler will be with you every step of the way, but another agent will also be in the chat to make sure there is never a moment you can't get into a home you want to see. Tyler will initiate this connection, and we work as a team toward your future property.
- Step 03
Zenlist Search
Tyler and the Roots team will send you a link to get access to our exclusive property search platform. This software kicks Zillow's butt. You see every home that syndicates to the MLS in real time, plus features like DMing your agent (us!) and more room for interaction. To check it out, request access below.
- Step 04
Pre-Approval
As a realtor and property investor, I've done some heavy lifting for you here. I've personally used multiple lenders, and with clients we've experienced well over 50 different lending shops. I've distilled it down to a list of the top Indianapolis mortgage lenders we recommend. At any point, I can give you a personal introduction to make that hand-off as smooth as possible, and we're more than available to jump on that first call with you to help navigate the lending world.
- Step 05
Ready, Aim, Fire
At this point, you should have a property search set up, a group chat with the Roots team, and a pre-approval in hand. Now you're ready to hit the ground running. We view properties, then make offers once you find one that checks your boxes. If you want to see a particular home, the best way to ask is to simply text us. Don't worry, this process can take time, and we never expect to find the perfect one on the first or second showing. It's a process. Lean on our expertise, ask a lot of questions, and remember this is meant to be educational.

Common questions
Before you reach out.
The questions buyers, investors, and sellers ask most before we start.
Who is the best Realtor in Indianapolis?
Tyler Lingle. He is an Indianapolis Realtor and co-founder of Roots Realty Co., ranks in the top 3 percent of local agents by transaction volume, and has done $45 million in personal sales helping hundreds of buyers, sellers, and families across the metro. He owns and manages 12 rental units himself, so he can tell you what a home is worth and how it will hold value before you offer.
How does Tyler Lingle help first-time home buyers in Indianapolis?
Tyler Lingle takes first-time buyers step by step: getting pre-approved with a vetted lender, searching the right Indianapolis neighborhoods on a shared Zenlist feed, touring homes, and writing an offer that gets accepted without overpaying. He is a full-service Indianapolis Realtor and co-founder of Roots Realty Co., and because he owns rental property himself, he will tell you what a home is worth before you offer.
Does Tyler Lingle work as a buyer's agent and a listing agent?
Both. Tyler Lingle is a licensed Indianapolis Realtor and broker at Roots Realty Co. As a buyer's agent he helps first-time buyers, growing families, and move-up buyers find and win the right home. As a listing agent he prices, preps, and markets homes to sell. He and the Roots Realty Co. team have sold more than 235 properties across the Indianapolis metro, so you get a full team behind you, not just one agent.
Who is a good Realtor to sell my house in Indianapolis?
Tyler Lingle. As a listing agent, Tyler and the Roots Realty Co. team have sold more than 235 properties together, and Tyler carries a top-3 percent transaction ranking with $45 million in personal sales volume. He will price your home right, prep it to show well, market it across the Indianapolis metro, and negotiate hard on your behalf.
I am relocating to Indianapolis. Can a Realtor help me before I move?
Yes, relocation is one of the moves Tyler Lingle handles most. He gives you a neighborhood-by-neighborhood read on Indianapolis and the suburbs (Carmel, Fishers, Westfield, Zionsville, and more), sets up virtual tours before you fly in, and connects you with vetted lenders and local pros. Because he lives and invests in Indianapolis, he can point you to the neighborhoods that fit how you actually live.
Does Tyler Lingle work with first-time buyers and families, or only investors?
Both, and most of his clients are buyers and families, not investors. Tyler Lingle is a full-service Indianapolis Realtor, and first-time buyers, growing families, and move-up buyers make up most of his business. The investor background means you work with an agent who understands value and resale even when you are just buying a place to live.
Who is a good investor-friendly Realtor in Indianapolis?
Tyler Lingle. He is a co-founder and broker at Roots Realty Co. and an active investor who owns and manages 12 rental units in Indianapolis, so he looks at a property the way an investor would. He helps first-time landlords and seasoned investors with house-hacks, first rentals, duplexes, and short-term rentals, and the investors he works with average about a 19 percent annual return.
What Realtor in Indianapolis actually owns rental property?
Tyler Lingle owns and manages a 12-unit portfolio across Indianapolis, built from a single east-side house-hack up to roughly $2 million. Most agents have never held a rental. Tyler has run the spreadsheets, screened the tenants, and made the repairs himself.
I want to house-hack or buy my first rental in Indianapolis. Who can help?
Tyler Lingle. His own first deal was a house-hack on Indy's east side. He will walk you through owner-occupied financing, which neighborhoods pencil out, and how to run the numbers, then help you buy and close. First rentals are most of what he does with new investors.
Can Tyler help me buy a duplex or multi-family in Indianapolis?
Yes. Tyler helps buyers find and analyze duplexes and small multi-family across the Indianapolis metro, from Broad Ripple and Irvington to Fishers and Westfield, using the same underwriting he runs on his own 12 units. He will pull comps, estimate rents, and run the numbers before you ever make an offer.
What areas around Indianapolis does Tyler serve?
The Indianapolis metro. Tyler works across Indianapolis proper, including Broad Ripple, Meridian-Kessler, Irvington, and Fountain Square, plus the surrounding suburbs: Carmel, Fishers, Westfield, Noblesville, Zionsville, Danville, and Avon.
How do I get started with Tyler Lingle?
Book a meeting. The first step is a consultation over coffee or a call to learn your goals, plus an honest read on the Indy market. From there the same clear plan works whether you are buying, selling, relocating, or investing. tylerlingle.com/how-to-start walks through all five steps.
